Spring is here and so is the heat of the home buying market! Despite a slight uptick in the interest rates, activity has been strong. Droves of buyers are visiting open houses and listings are being sold in approximately a week with multiple offers.

 Particularly hot is the South Bay / Silicon Valley market where I recently competed for a townhome against 17 other offers. We came in 3rd place with the home getting in contract for $250k over the list price!

 Now , that’s not always the case, but hot homes are definitely selling much faster (14 days or less) with multiple offers. Fixed up turnkey homes are once again getting top dollar while some sweat equity can still be made for buyers willing to put in a little work. Those homes are sitting a little longer, but I see sellers are holding tight to their list prices. You have to wait at least 60 days on the market before you can expect to get a deal.

 We are seeing slightly more inventory. Many empty nesters are moving out of state, finally leaving homes they’ve had for 30 years or more.  If you are one of these folks, please let me know. We have many partner agents in different states (particularly Nevada and Washington) who we work with to make the transition as smooth as possible.

 With the “Dream for All” program releasing this month, many first generation buyers will finally have a chance to purchase property with the help of CalHFA.
